Lexington, SC
Lexington is home base, both mine and where most of my clients end up. It's one of the fastest-growing areas in South Carolina, and thousands of new residents move here every year, but it still feels like a small Southern town. You get true southern hospitality: people say "yes ma'am," hold the door, smile, and it's completely normal for strangers to strike up a conversation. It's deeply family-oriented, with established neighborhoods, mature trees, and kids riding bikes while neighbors know each other by name. The average home price runs around $345K, and you're less than 20 minutes from downtown Columbia, so you get small-town space without losing the city.
Lake Murray
Lake Murray is a huge part of why people fall in love with this area. It's one of the Southeast's largest man-made lakes, with over 650 miles of shoreline, right in Lexington's backyard. Mild winters mean Lake Murray days stretch well into fall, with boating, waterfront dining, and plenty of neighborhoods within a short drive of a boat ramp. One recent Lake Murray-area listing sat less than half a mile from Lighthouse Marina and The Rusty Anchor, and within walking distance of Lake Murray Elementary, which gives a good sense of how close the lake lifestyle really is to everyday life here.
Irmo
Don't let the Irmo address fool you. It's less than 20 minutes from Lexington, right across the dam, and worth the drive for its own local spots, cozy coffee shops with dedicated kids' play areas among them. Irmo has also seen serious growth in value: the median home price went from $170,000 in June 2019 to $306,500 in June 2026.
Chapin

Columbia is the state capital, and Lexington keeps you close to everything it has to offer while still being its own small-town community. It's less than 20 minutes from downtown. Family days out in the Columbia area include Palmetto Falls Water Park at Fort Jackson, which is open to civilians (not just military families) for $17 admission, with waterslides, a lazy river, and a snack bar. Columbia is also where a lot of local favorites got their start, including the original Cinnamon Roll Deli location, before it opened a second spot in Lexington.
Blythewood
Blythewood is one of the other Midlands towns that's seen strong growth: the median home price rose from $269,336 in June 2019 to $362,900 in June 2026.
